Service List

I provide only one kind of service: the Olympia Rental Registry Inspection. Instead of splitting my time among a dozen other inspections, I decided to stick with just this one so I could perform it quickly and efficiently in ways an inspection company couldn't.  I built it that way on purpose, so you're not stuck comparing options or wondering what's actually included. Just one straightforward service, done properly.

What I Actually Offer

The whole business revolves around the service called Olympia Rental Registry Inspection. All the units that are part of the Rental Registry plan of the City are supposed to have a rental registry inspection done every five years, and it is the service that I am hired to provide, period. There is no package deal, no fancy tiered options, no upsells, and absolutely no push to sell you something that you did not come here for.

It was from early on clear that I would continue concentrating on this particular inspection service alone and not divert my attention to home inspection services of a general nature or anything else for that matter. Landlords have no use for a generalist; they require a specialist who is well-versed in the city’s requirements and can deliver efficiently and effectively.

What's Included in the Inspection

When you book with me, here's exactly what you're getting, no surprises:

  • A full walkthrough following the same rental inspection checklist the City of Olympia provides.

  • An evaluation of core health and safety items, including smoke detectors, exit routes, basic electrical safety, plumbing, and structural condition.

  • Direct submission of the completed report to the City on your behalf.

  • Compliance that's valid for a full five years once the inspection passes.

  • Flexible scheduling, including same-day appointments when your timeline is tight.

There's no separate charge for paperwork, submission, or follow-up, because those steps are simply part of the job rather than an add-on.

Why Landlords Choose a Focused Service

There's a real advantage to hiring someone who specializes rather than someone juggling a dozen different inspection types. As a city-approved rental inspector, I'm not learning the Rental Registry requirements on the fly. I already know exactly what the City is looking for, which means fewer surprises, fewer re-inspections, and less back-and-forth for you as the property owner.

I've also been an Olympia landlord myself for more than 20 years, so I understand this from your side of the table too. That perspective shapes how I run every appointment efficiently, without wasting your time or mine. When you're managing several properties, that kind of consistency matters more than it might seem at first, especially if you're trying to keep track of multiple inspection deadlines at once.

Who This Service Is For

This service list is built for:

  • Landlords with rental properties located within Olympia city limits

  • Property managers overseeing multiple units who need consistent, reliable inspections

  • Owners who are unsure whether their property is currently due for inspection

  • Anyone who wants Olympia rental inspection services handled by a single point of contact, start to finish

If you fall into any of those categories, this is the service you're looking for, and it's the only one I offer.

What You Won't Find Here

To be just as clear about what's not on this list: I don't offer general pre-purchase home inspections, pest inspections, mold testing, or any of the broader services some inspection companies bundle together. Keeping my focus narrow is intentional. It's how I keep pricing low, turnaround fast, and quality consistent across every single job I take on, without spreading myself thin trying to be everything to everyone.

How Booking Works

Getting started is simple. You reach out or book directly online; we schedule a time that works for your property; I complete the rental registry inspection on-site, and I handle the paperwork and City submission afterward. You don't need to track down forms or follow up on submission status. That part is done the moment I leave your property, and you'll have confirmation once everything has been filed with the City.

Ready to Get Started?

If your property is due, or you'd simply rather get ahead of the requirement before it becomes urgent, booking takes just a few minutes. One service, one flat price, and a straightforward process from beginning to end. Relax, and get Rolen on it.
