These Terms & Conditions ("Terms") apply to your access to the website roleninspections.com and your use of rental inspection services with Rolen Inspections, LLC ("Rolen Inspections," "we," "us," or "our"), a licensed inspection company based out of Olympia, Washington (License #25028425). Your access to our site and/or your use of our services constitutes acceptance of these Terms. If you do not accept these Terms, please refrain from accessing our site or using our services.

1. Our Services

Rolen Inspections offers property inspection services for rentals, such as move-ins and move-outs, regular rental condition checks, and corresponding reports, scheduled either via our website or by direct contact. The particular scope of every individual inspection is stated at the time of booking.

2. Booking and Payment

  • Booking can be done via our online appointment booking system or by contacting us directly.

  • Payment will be due on the day of the inspection, unless otherwise stated in writing.

  • You must ensure that you provide us with correct property details and contact information.

3. Property Access

Your responsibility will be to facilitate our inspector's safe access to your property at the agreed-upon date and time, including arranging for tenants, providing keys or access codes, and informing us of any known risks that could affect your property. Failure to provide access may result in cancellation according to our Refund Policy.

4. Nature and Limitations of Inspection Reports

  • We conduct visual, non-destructive evaluations of the condition of the property during the time of inspection. We do not move any furniture, personal items, or heavy objects, and we do not conduct destructive testing.

  • The reports that we provide will indicate the condition of the property as of the day and time of the inspection. The conditions of the property may change after the inspection takes place, and it is not our responsibility.

  • The reports are provided for recording the condition of the property only; it is not a warranty or guarantee that there will be no defects, code violations, or problems in the future.

  • The reports are made available to the client who arranged for the inspection to take place. It is used solely by that client, at his/her own risk.

5. Client Responsibilities

By booking with us, you agree to:

  • Provide accurate and complete information about the property and access arrangements

  • Ensure the property is safe for our inspector to access (e.g., no aggressive animals, hazardous conditions, or unsafe structures) — if hazards are present, let us know in advance

  • Review the delivered report and contact us promptly with any questions or concerns

6. Fees, Rescheduling, and Refunds

Our fees for the service will be provided during the booking process. The cancellation policy, rescheduling, and refunds for our service can be found in the Refund Policy, which forms part of the Terms.

7. Limitation of Liability

To the fullest extent permitted by law:

  • Limitation of Total Liability for Rolen Inspections’ inspection and report is restricted to the cost of the particular inspection.

  • We are not responsible for any indirect, incidental, or consequential damages, including loss of rental income, as a result of using our services or reports.

  • The limitations provided in the terms do not apply where such liability cannot be limited under Washington State laws.

8. Website Use

When using roleninspections.com, you agree not to:

  • Use the site for any unlawful purpose

  • Attempt to interfere with the site's security or normal operation

  • Copy, scrape, or reproduce site content without our permission

All the information posted on our site belongs to Rolen Inspections, LLC or has been granted usage permissions, and should not be used without the consent of our company.

9. Third-Party Links and Tools

The website can have links to and make use of tools offered by third parties (e.g., booking, payment, or maps). We are not responsible for any information on third-party websites and their policies.

10. Governing Law

The Terms shall be governed by the laws of the State of Washington, without regard to its conflict of law principles. The resolution of any dispute concerning the Terms will be done in the courts of Thurston County, Washington.

11. Changes to These Terms

These terms can be amended from time to time to take into consideration any change in our business or legal policies. The terms in force at the time of booking shall govern that booking only. Any use of our site or services following the posting of such amendments indicates acceptance of the revised terms.
